Annual Home Maintenance Inspection
Especially if you’re a new homeowner, an Annual Home Maintenance Inspection can help you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some items require more frequent attention.

Warranty Inspection
Once your home gains occupancy, all of the warranties go into effect – including the one-year building warranty. While other major structural systems, like the foundation or roof, come with more extended warranties, most of the features you use daily are only guaranteed for a year.
The 11-month home inspection is performed by certified, third-party inspectors. Contactors are ready to come back in and repair or replace items while the building is under warranty, and relationships with any subcontractors and vendors are fresh. The longer you wait, the more difficult scheduling warranty items may be, especially if the builder has closed shop, retired, or moved on to develop another community.


Insurance 4-Point and Wind-Mitigation
In Florida, insurance companies often request both 4-point and wind-mitigation inspections to ensure insurability and potentially offer discounts. A Four-Point inspection covers the four main points of a home; Electrical, HVAC, Plumbing, and Roof. Insurance companies may be more selective about providing coverage to homes over 4 years old because they’re more likely to need costly repairs.
During a wind-mit inspection, a certified inspector looks for key features and add-ons that reduce the amount of damage your home may suffer in the event of a hurricane or strong windstorm. These features can be anything from door/window coverings to the way your roof is attached to your home to how your roof is sealed to prevent water from entering. A wind mitigation inspection can result in substantial savings.
